Memphis and Nashville are both Tennessee music cities about three hours apart, and they are
routinely presented as two versions of the same trip. On the published numbers they are not close to
each other — not in what they cost, and not in what they are.
The cost gap, on published figures

services. Median sale price and average listing price are different measures and are not directly
comparable to each other — each row compares like with like across the two cities, but the
rows do not compare to one another.
The headline is the housing gap. On these figures a median Nashville home is well over twice a
median Memphis home, and a one-bedroom rents for roughly two-thirds more. That is not a marginal
regional difference; it is two different housing markets in the same state.
Where the gap is smaller than you would think
Notice that utilities and healthcare come in at around 15 and 9 per cent higher — real, but
nothing like the 62 per cent rent gap. Almost the entire cost difference between these two cities is
housing. Once you are housed, day-to-day costs converge considerably.
That matters for two different readers in opposite ways. If you are moving, housing is the number
that decides it and the gap is enormous. If you are visiting for three days, you are not buying
housing — you are buying hotel nights, meals and admissions, and the difference there is far
less dramatic than the relocation numbers suggest.

Memphis’s music history is recorded history: the rooms where records were made, preserved as
rooms. Nashville’s is a working industry you are visiting while it operates. Neither is the better
version of the other, and someone who liked one is not guaranteed to like the second.
Doing both
Three hours on I-40 is a comfortable drive and the two cities pair naturally on a longer trip.
What does not work is treating Nashville as a day trip from Memphis — six hours of driving
around a city with a full day’s worth of attractions leaves you with an evening. If you want both,
give each its own nights.
The practical split most people land on: Memphis for the history and the Delta, Nashville for the
live music and the scale, and the drive between them as a day of its own rather than an errand.
If the question is where to live
On published figures Memphis is materially cheaper across every category measured, and dramatically
cheaper on housing. Nashville has the larger job market and the faster growth, which is what the
price difference is buying. A cost-of-living table can tell you the first half of that trade; it
cannot tell you the second half, which depends entirely on what you do for a living.
